A smart buyer would aim at completing his payment in the shortest period possible. But, refinancing is not required if you already have a payment schedule and term that is suitable for you.

Some reasons to refinance are:

• For a short mortgage term. If you have a payment schedule of 30 years consider refinancing in order to cover the due in a short period of time.
• For a lower interest rate. If there is a 2% difference between your rate and the current rate consider refinancing.
